The beautiful, multiple award-winning COURTYARD RALEIGH/CARY PARKSIDE TOWN COMMONS (Cary, NC) is seeking a dynamic Director of Sales with proven excellence to lead the sales team.

Responsible for leading the sales department, for revenue production for the hotel, and meeting or exceeding planned revenue objectives for occupancy and average daily rate (ADR). Manages all areas of sales according to Brand standards to achieve a professional rapport within the local business community. The Director of Sales is a “hands-on” manager, actively involved on a daily basis in securing, qualifying and following up on leads to book specific business. The Director of Sales’ central focus is in sales and the development of their sales team.

Essential Job Functions:

  • Work with GM and FO to manage room inventory here and at sister properties, restrictions and SRP’s to maximize rate, weekday occupancy, length of stay and weekend occupancy
  • Timely communication with clients – meet or exceed Marriott standards
  • Provide training, information, leadership and coaching to hotel staff (assist with maintaining harassment-free, fair workplace); stay familiar with other hotels’ best practices
  • Continuous Improvement of Courtyard Raleigh Cary/Parkside Town Commons, in coordination with other members of Management team and Winwood Hospitality Group
  • Support Front Office & GM in other projects and tasks
  • Manage marketing costs and schedule to budget margins and forecast needs

Goals:

  • Meet or exceed any metrics established for the hotel
  • Revenues above plan, meet or exceed REVPAR goals
  • Keep the hotel “visible” in the local booking community
  • Recognition at the Courtyard Raleigh Cary/Parkside Town Commons (Marriott International level)

Duties:

  • Execute all above responsibilities in a manner that leads by example; adhere to the Vision, Mission, Culture of the Courtyard by Marriott
  • Generate & update accurate revenue forecasts: 30-day and 90-day at a minimum, more frequent if revenues are a “concern.”
  • Forward suggestions & observations to help improve our perceived quality and GSS scores.
  • Communicate client expectations to operational staff in a timely and complete manner.
  • Participate in development of hotel revenue budget, balancing all needs.
  • Forecasts occupancy fluctuations and directs selling activities to maximize revenues.
  • Knows the hotel’s demand segments, sources of business for each, and balances market segments according to supply and demand.
  • Knows the principal competition for each market segment and takes advantage of the hotel’s strengths against each competitor.
  • Accurately forecasts occupancy changes based on changing market conditions (additions to supply and demand, etc.).
  • Personally demonstrates a commitment to guest service by responding to guests’ needs.

Marketing and Sales Management

  • Develops/assists with development and implementation of the hotel’s marketing and sales plan based on the hotel’s position and strengths within each market segment.
  • Analyzes and understands the competition’s strengths and weaknesses for each market segment and successfully directs marketing activities against each.
  • Identifies and maintains constant communications with the hotel’s key accounts.
  • Actively sells room nights through outside sales calls, telemarketing, tours, etc.
  • Actively sells to in-house guests (greeting tours, talking with guests at continental breakfast to surface additional leads, etc.).
  • Knows the competition well. In addition, is familiar with all “business” in the market, where that “business” stays and why.
  • Uses resources available in the Brand manual to surface, call on & track potential business.
  • Ensures that hotel employees (specifically front desk staff) are familiar with key accounts & “specifics” (special rates, special requirements, etc.) relating to business booked in the hotel.

ADDITIONAL RESPONSIBILITIES

Our hotel’s primary goal is to provide hospitality and exceed guest expectations for levels of service, quality, consistency and attention to detail – all team members are evaluated against this standard. A hotel operates 365 days a year, 24 hours a day. During the course of your scheduled shift, you may be asked to assist in areas of the hotel outside of your typical work areas.

EDUCATION AND EXPERIENCE:

High School diploma or GED;

Six to twelve-months related experience or training; or equivalent combination of education & experience

Ability to read, write, perform mathematical computations such as adding, multiplying

Ability to effectively communicate with guests, utilizing tact & diplomacy and solve practical problems

PHYSICAL/MENTAL DEMANDS:

While performing the duties of this job, the employee is required to stand, walk, talk, and listen. The employee is required to stoop, kneel, or crouch; reach with hands and arms; use hands to finger, handle or feel tools or controls; must be able to lift and/or move heavy objects such as tables and cases of food and beverages. Must be able to focus on the job while staying on their feet and moving about freely, which can include bending, climbing stairs and carrying items weighing 25-35 pounds.
